By the time my brother successfully upgraded to his condominium, one of the biggest milestones had finally been achieved.
His HDB had been sold.
Like many homeowners, he suddenly found himself holding a much larger amount of cash than he had ever received before.
For many families, this is an exciting moment.
After years of paying monthly instalments, maintaining the home and waiting patiently, finally seeing the sale proceeds in your bank account feels like a reward.
It should. After all, you’ve worked hard for it.
However, I believe this is also one of the most important financial moments in a homeowner’s journey.
The Biggest Mistake Isn’t Selling
Over the years, I’ve seen different homeowners respond very differently after receiving their sale proceeds.
Some immediately plan expensive renovations.
Some upgrade their car.
Some take luxury holidays.
Some simply enjoy spending because they finally feel financially comfortable.
There’s absolutely nothing wrong with celebrating your achievements.
However, I’ve also seen homeowners spend a significant portion of their proceeds, only to realise later that their new mortgage leaves much less breathing room than expected.
That’s when financial stress begins.
My Own Philosophy

People sometimes ask me whether I enjoy renovating my homes.
The answer usually surprises them.
Personally, I try to keep renovations practical.
More importantly, I rarely treat property gains as spending money.
Instead, I’ve always viewed them as capital.
Capital that helps me build the next stage of my property journey.
Whenever I upgrade, my priority is simple.
Most of the proceeds go into my next property.
A smaller portion goes towards practical renovations.
As for luxury purchases… Those can always wait.
Why I Think This Way
Perhaps it’s because I’ve always believed property is more than just a place to live.
When planned carefully, it can also become one of the biggest contributors to long-term financial security.
Every property I’ve owned has become a stepping stone to the next.
Rather than asking,
“How much money did I make?”
I usually ask myself,
“How can this help me build the next chapter?”
That simple shift in thinking has influenced almost every property decision I’ve made.
Every Family Is Different
Of course, every homeowner’s situation is unique.
Some families genuinely need to use part of their proceeds to support elderly parents, pay for children’s education or deal with unexpected financial commitments.
Those priorities are completely understandable.
There is no single formula that works for everyone.
The purpose of sharing my philosophy isn’t to say everyone should manage their money the same way.
It’s simply to explain the mindset that has guided my own property journey over the years.
My Brother’s Journey Reinforced This Belief
Helping my own brother reminded me once again why I think this way.
Upgrading wasn’t just about buying a condominium.
It was about taking another step forward.
Every dollar that remained invested in the next property continued working for his future instead of disappearing on short-term lifestyle purchases.
Looking back, I believe that discipline will benefit him far more over the coming years than any expensive renovation or luxury purchase could have.
My Thoughts
One lesson I’ve learnt is this.
Property gains should first strengthen your financial future before improving your lifestyle.
There’s nothing wrong with celebrating your achievements.
You’ve earned them.
But before spending a significant portion of your sale proceeds, ask yourself one simple question.
“Will this decision help my future self, or only make my present self happier?”
Sometimes both can happen.
But if I had to choose one…
I’d rather take care of my future first.
