Real Upgrade Journeys โ Episode 5
Estimated reading time: 7 minutes
When I first decided to share my brother’s upgrading journey, my intention wasn’t to tell people they should upgrade after their MOP.
It wasn’t to say everyone should buy a condominium.
And it certainly wasn’t to suggest there is only one correct path.
Every family’s circumstances are different.
However, after walking through this journey together, from reviewing his options, selling the HDB, choosing the right condominium and planning his finances, I realised there were several valuable lessons that could benefit many homeowners.
These are the five biggest takeaways.
Lesson 1
Start Planning Earlier Than You Think

When my brother reached his 5-year MOP, I encouraged him to review his upgrading options. My intention wasn’t to persuade him to move immediately, but to help him understand what was possible while time was still on his side.
At that stage, his priority was financial comfort. He was concerned about taking on a larger mortgage, and as his brother, I respected that decision.
Planning doesn’t mean selling. Planning doesn’t mean buying.
Planning simply means understanding your options.
The earlier you understand your finances, loan eligibility and future possibilities, the more choices you’ll have when the time comes.
Lesson 2
Buy For Your Lifestyle, Not Just The Property
When we started looking for a condominium, we weren’t chasing the newest project or the cheapest unit.
Instead, we focused on one question.
“Will this home improve your everyday life?”

That’s why convenience became one of the biggest priorities.
Being directly above a major shopping mall with an MRT station beside it wasn’t just a luxury.
It was something that would make daily life easier for years to come.
Sometimes lifestyle creates more value than an extra bedroom.
Lesson 3
Every Property Has To Be Evaluated Properly
One of the biggest mistakes buyers make is comparing prices without comparing the properties themselves.
The unit my brother purchased was approximately $140,000 lower than an earlier transaction in the same stack.

Some people might immediately assume he got an incredible bargain.
However, the earlier sale was a top-floor loft unit with additional air space.
Understanding those differences matters.
Good property advice isn’t about looking at one number.
It’s about understanding the complete picture.
Lesson 4
Property Profits Should Have A Purpose
Selling a home can result in a substantial amount of cash. That moment is exciting.

However, I’ve always believed property gains should first strengthen your financial future before improving your lifestyle.
Personally, I reinvest most of my property gains into my next purchase.
Only a smaller portion goes towards practical renovations.
That philosophy has guided my own property journey, and it’s one I continue to believe in today.
Lesson 5
Every Family’s Journey Is Different

Perhaps the biggest lesson of all is this.
There is no perfect timing. There is no perfect property. There is no one-size-fits-all answer.
Every homeowner has different goals. Some prioritise retirement.
Some value convenience. Some need more space.
Others simply love where they are today.
The right decision isn’t the one someone else made.
The right decision is the one that matches your family’s finances, lifestyle and long-term plans.
Looking Back
If you asked me today whether I would still give my brother the same advice after his MOP…
My answer would be yes.
Not because I believed he had to upgrade immediately.
But because I believed he deserved to understand all the options available to him.
Whether he upgraded then or five years later would always be his decision.
My responsibility as both his brother and his property agent was simply to help him make an informed one.
Looking back today, I don’t think this journey was about buying a condominium.
It was about planning for the future.
And that’s a lesson I’ll continue sharing with every homeowner I meet.
My Thoughts
Helping my own brother reminded me that the best property decisions aren’t made because of fear or excitement.
They’re made through understanding, preparation and long-term thinking.
I’ve always believed that property is more than just buying and selling.
When planned carefully, each move should place your family in a stronger position than before.
That doesn’t mean everyone should upgrade.
It means everyone deserves to understand their options before deciding whether to stay or move.
If this five-part series helps even one homeowner make a more confident decision, then sharing my brother’s journey was worthwhile.
Thinking About Your Next Move?
Whether you’re approaching your 5-year MOP, thinking about upgrading, or simply wondering what your options look like, every family’s journey is unique.
If you’d like to understand your own options based on your finances, lifestyle and long-term goals, I’d be happy to have a no-obligation discussion with you.
Sometimes, the best decision isn’t made when you’re ready to move.
It’s made when you’re ready to start planning.
