Most of my articles are about clients I’ve had the privilege of helping over the years.

This time, I’d like to share a story that’s much closer to home.

It’s about my own brother.

I’ve obtained their permission to share this journey because we hope it can help other homeowners who may be asking themselves the same question we once faced.

“Should we upgrade once we reach our 5-year MOP, or should we continue staying?”

There isn’t a one-size-fits-all answer.

However, looking back today, there are a few lessons that both of us wish we had understood earlier.


Their First Home

Around ten years ago, my brother and his wife bought their first matrimonial home – a HDB flat.

Like many young couples, it wasn’t simply a property purchase.

It was where they built their family.

It was where birthdays were celebrated, memories were created and life slowly took shape.

The flat served them well, and they were genuinely happy there.

As a property agent, I naturally started thinking about what their next step might look like.


Reaching The 5-Year MOP

Five years later, they reached their Minimum Occupation Period (MOP).

At that point, I wasn’t trying to persuade them to sell.

Instead, I suggested something much simpler.

Let’s sit down.

Let’s review the numbers.

Let’s understand what your options are.

Whether they eventually upgraded or decided to stay didn’t matter to me.

What mattered was making an informed decision.


Why They Decided To Wait

Their biggest concern was one that I hear very often from homeowners.

“The monthly instalment for a condo is much higher.”

It was a genuine concern.

Moving from an HDB to a condominium is a major financial commitment.

Rather than feeling pressured into making a decision, they chose what they felt was the safer option.

They decided to continue staying in their HDB.

Looking back, I don’t think that decision was wrong.

It simply reflected where they were in life at that moment.


Five More Years Went By

As many families know, life moves quickly.

Work became busier.

Family commitments increased.

Daily routines took over.

Without realising it, another five years had passed.

Eventually, my brother called me again.

This time, he said something different.

“I think we’re ready.”

That was the moment we started planning their upgrade.


Looking Back

Helping my own brother reminded me of something I’ve seen many times throughout my career.

Sometimes the biggest difference isn’t whether you upgrade.

It’s when you begin planning.

Planning doesn’t mean you must sell immediately.

Planning doesn’t mean you have to buy tomorrow.

It simply means understanding your options before making an important decision.

Looking back today, neither my brother nor I regret that he eventually upgraded.

But we both agreed on one thing.

We probably should have started the conversation earlier.

Not because we wanted to rush into buying another property.

But because having more information usually leads to better decisions.


Every Family Is Different

One thing I’ve learnt after helping many homeowners is that every family’s journey is unique.

Some families upgrade because they need more space.

Some want to live closer to their workplace or parents.

Some are planning for retirement.

Others simply enjoy the comfort of their existing HDB and choose to stay.

None of these decisions are right or wrong.

The important thing is understanding your own financial position, your family’s goals and the opportunities available to you before making a decision.


This Story Doesn’t End Here

Selling the HDB was only the beginning.

The next challenge was finding a suitable condominium.

Could we find one that met their needs?

Would the budget still work?

How did we decide which project to buy?

Those were the questions we had to answer next.

I’ll share that journey in my next article.


My Thoughts

One lesson from my brother’s journey has stayed with me.

Planning early doesn’t mean upgrading early.

It simply means giving yourself more choices while you still have them.

Even if the final decision is to stay in your HDB, you’ll know that your decision was made with confidence rather than uncertainty.
