Is This One of the Best Ang Mo Kio BTO Projects?

Based on the June 2026 launch, Kebun Baru Ridge is likely to be one of the most attractive Plus BTO projects because it combines a mature Ang Mo Kio location, relatively short waiting time, good schools, and strong long-term owner-occupier appeal. It comprises 485 units of 3-room and 4-room flats, has an estimated waiting time of 37 months, and includes an eating house and minimart within the development.
Project Overview
Kebun Baru Ridge is situated within the mature Ang Mo Kio estate, bounded by Ang Mo Kio Avenue 2. Launched under HDB’s Plus classification, the project has an estimated waiting time of 37 months, an 8% subsidy recovery, and offers 485 units comprising:
| Flat Type | Starting Price (Before Grant) | Size | No. of Units |
|---|---|---|---|
| 3-Room | $380,000 – $492,000 | 66 sqm | 95 |
| 4-Room | $543,000 – $693,000 | 89 sqm | 390 |
Kebun Baru Ridge comprises three residential blocks of 20 to 21 storeys, offering 485 units of 3-room and 4-room Plus flats. The project has an estimated waiting time of 37 months.
Inspired by the surrounding Kebun Baru neighbourhood, the project’s name reflects the varying heights of its residential blocks, creating a distinctive ridge-like skyline.

Residents can enjoy a range of facilities, including playgrounds, fitness stations, landscaped gardens, sheltered gathering spaces, and a rooftop garden atop the Multi-Storey Car Park (MSCP). Daily conveniences are also available within the development, including a preschool, Residents’ Network Centre, minimart, eating house, and retail shops.
Floor Plans

Location & Connectivity
One of Kebun Baru Ridge’s biggest advantages is its location within the mature Ang Mo Kio estate. Although the project is not directly next to an MRT station, Mayflower MRT is within walking distance or a short bus ride away. Drivers will also benefit from convenient access to major roads and expressways such as the CTE, Ang Mo Kio Avenue 1 & 2, Upper Thomson Road, and Yio Chu Kang Road, making travel to the CBD, Orchard, and other parts of Singapore relatively convenient.

Pros
✅ Mature estate
✅ Shorter waiting time (around 3 years)
✅ Strong school network
✅ Excellent long-term owner occupier appeal
✅ Established amenities
✅ Good transport links
✅ Plenty of greenery nearby
Cons
No project is perfect., Potential buyers should consider:
- Around a 10–15 minute walk to Mayflower MRT for some blocks.
- Being situated along Ang Mo Kio Avenue 2 means certain stacks may experience some traffic noise, depending on the unit selected.
- As a Plus project, Kebun Baru Ridge comes with a 10-year Minimum Occupation Period (MOP), subsidy recovery upon first resale, and tighter resale eligibility rules. Buyers should therefore view it primarily as a long-term home rather than a short-term investment.
My Thoughts
In my opinion, Kebun Baru Ridge is one of the more underrated Plus projects in the June 2026 BTO launch. While it may not be as close to the MRT as Kebun Baru Breeze, it still enjoys the benefits of being located within the highly sought-after mature Ang Mo Kio estate. With established amenities, reputable schools, nearby parks, and a relatively short waiting time of around 37 months, it presents an attractive option for buyers seeking a well-balanced home environment.
As a Plus project, Kebun Baru Ridge comes with a 10-year Minimum Occupation Period (MOP) and an 8% subsidy recovery upon the first resale. While these conditions may not suit everyone, they are generally worthwhile for buyers who intend to live in the home for the long term rather than upgrade in the near future.
If you’re planning to apply for Kebun Baru Ridge, remember that not every unit offers the same long-term value. Factors such as the stack, facing, floor level, sun orientation, proximity to roads or communal facilities, privacy, and future resale demand can all have a meaningful impact on both your living experience and the property’s long-term appeal.
Taking the time to evaluate these factors before submitting your application can help you make a more informed decision and choose a home that best suits your family’s lifestyle and future plans.
