In my opinion, Kebun Baru Breeze is one of the standout Plus projects in the June 2026 BTO launch.

Its location within the mature Ang Mo Kio estate is difficult to replicate, offering buyers a rare opportunity to own a new home in a highly sought-after neighbourhood. Combined with excellent connectivity, established amenities, reputable schools, and the greenery of Bishan–Ang Mo Kio Park, it offers a strong balance between convenience and quality of life.

Although the Plus classification comes with a 10-year Minimum Occupation Period (MOP) and an 8% subsidy recovery, these conditions may be worthwhile for buyers who intend to live in the home for the long term rather than upgrade in the near future.

If you’re considering applying for Kebun Baru Breeze, remember that not every unit offers the same long-term value. Factors such as the stack, facing, floor level, proximity to roads or communal facilities, sun orientation, privacy, and future resale demand can all influence your living experience and the home’s appeal over time.
