There are days in real estate that are not about closing a deal or receiving an offer.
Sometimes, it is the little things that make your day.
Recently, after bringing a young couple around to view several properties, they surprised me with some snacks, face masks and a handwritten note that said:

“Thank you for your sharing & showing us the houses.”
It was a very simple gesture, but I genuinely appreciated it.
They are young first-time home buyers, and like many people buying their first property, they started the journey without much experience in what they should be looking out for.
And I think this is where an agent’s role becomes much more than simply arranging appointments and opening doors.
During our viewings, I try to explain why I like or dislike certain units, what they should pay attention to when looking at a resale property, and whether a particular house may also appeal to other buyers in future.
Because even though you may be buying a home for your own stay today, I always feel that it is important to think one step ahead.
One day, circumstances may change. You may need a bigger home, move closer to your parents, upgrade, relocate or simply decide to sell.
So I always encourage my buyers to ask themselves:
“If I buy this house today, will someone else also want to buy it from me in future?”
Of course, nobody can predict exactly what will happen to the property market.
But there are certain fundamentals we can look at.
The layout of the unit, the floor level, facing, surroundings, accessibility, nearby amenities, condition of the property and how easy the home is to live in can all affect its appeal.
For resale properties, I also like buyers to look beyond the renovation.
A beautifully renovated house may look impressive during a viewing, but we should still understand the age and condition of the property, whether there are things that may require replacement, how practical the layout is and whether the asking price makes sense compared with other choices.
For a first-time buyer, there is already a lot to take in.
Loan eligibility, CPF, cash requirements, renovation costs, valuation, monthly commitments and eventually deciding whether a particular home is really worth buying.
That is why I prefer to explain things along the way instead of simply telling my buyers, “This unit is good, you should buy.”
At the end of the day, it is their home and their money.
My job is to give them enough information and perspective so that they can make the decision confidently themselves.
And sometimes, you may view quite a number of houses before finding the right one.
That is perfectly fine.
Buying your first home is a major milestone, and I would rather my buyers understand what they are buying than rush into something simply because they are excited.
So receiving this little handwritten card after our viewings meant a lot to me.
