Why Dual-Key HDB Flats Are Attracting Attention

Not Every “Dual-Key HDB” Is the Same

Who Could Benefit From Such a Flat?
- Parents living with married children
- Elderly parents who need help nearby
- Adult children who still want privacy
- Families considering two nearby properties
- Owners who may want to rent out permitted bedrooms
- This arrangement may also appeal to owners who have fully paid for their property using cash and/or CPF savings and want to generate passive rental income.
- This may also appeal to owners who want rental income to help offset or pay down part of their mortgage.
HDB’s rules on renting bedrooms, occupancy and owner occupation still apply. HDB’s bedroom-rental eligibility rules should be checked for the household’s situation.
Is It Worth Paying a Premium?

- Avoids buying two separate homes

Possible disadvantages
- Higher purchase price
- Limited pool of future buyers
- Older remaining lease in many cases
- Renovated layouts may require reinstatement
- Rental usage remains subject to HDB rules
- Rare does not automatically mean good investment value
- High renovation cost
Five Things Buyers Must Check
- Was the layout originally built by HDB or created through renovation?
- Were all renovations approved?
- Are any walls or entrances unauthorised?
- What is the remaining lease?
- Does the price make financial sense compared with nearby executive and jumbo flats?
HDB regulates renovation work, and some alterations require approval. Its guidelines also state that a new entrance should not simply be created as part of joining flats. HDB renovation guidelines.
My Stay Real Thought
A rare layout can attract attention, but rarity alone does not make a property a good buy. For a family that genuinely needs two private living zones, a Multi-Generation or dual-key-style HDB flat can be very practical. But if the buyer does not need this arrangement, paying a large premium may not make financial sense. Always examine the remaining lease, approved layout, future buyer pool and alternative properties before deciding.
